How it works
Deal Intelligence is built around the senior housing deal workflow and connected to NIC MAP's market, labor, and comp data. So the market context in your results comes from NIC MAP data, not from general assumptions.

What to expect in your results
Deal Intelligence gives you two outputs:
Pro forma: An Excel file you can bring into your own model.
Deal report: A full analysis showing the deal's core investment thesis and key risks.
The deal report is organized into these sections:
Investment Committee Brief: A deal snapshot with key metrics, the investment thesis, key opportunities and value creation levers, key risks, and critical due diligence questions.
Executive Analysis: An opportunity snapshot, value enhancement theses, sensitivity scenarios, and debt financing.
Property Comparison: Property composition, Offering Memorandum insights, property condition insights, healthcare utilization, and regulatory surveys.
Market Fundamentals: The OM comp set alongside NIC MAP AccuComps, Rate Intel, construction and pipeline, transactions, market conditions, and senior and adult child psychographics.
Rent Roll Analysis: Revenue achievement, revenue streams, resident tenure, recent leasing activity, outlier rents, and how the property compares to AccuComps.
Income Statement Analysis: A financial snapshot, performance analysis, financial benchmarks, and revenue and expense trends.
Labor Analysis: Nearby wages and job postings, employee tenures and wages, and wage benchmarking against the market.
Most sections open with quick insights and end with questions for further diligence, so you can see the takeaways fast and know what to ask the seller next.
Some sections depend on the optional supporting documents. For example, the Wage/Hour Roster provides the employee tenure and wage data in the Labor Analysis, and the Property Condition Assessment provides the property condition insights. Upload these files to get the most complete report.
Getting started
Open the Deal Intelligence module in the NIC MAP portal.
Upload the rent roll and T12 for the deal you're reviewing.
Add any optional supporting documents you have.
Review your deal report and download the pro forma to use in your own analysis.
Preparing your T12
How accurate your results are depends on how the income statement is set up. Before you upload, make sure your T12:
Covers one community only
Has all data on a single sheet of an Excel workbook (.xlsx)
Shows 12 months of monthly detail
Has clear total rows for operating revenue, operating expenses, and NOI
